The Town of Cary offers grants to homeowners of single-family detached dwellings through its Housing Rehabilitation Program. The program assists low-income homeowners with funding for home improvements which help residents age in place, preserve safe and sanitary housing, correct hazardous structural conditions, eliminate blight, and improve accessibility for persons with disabilities.
Funding is provided through Town of Cary general funds. Participation in the Housing Rehabilitation Program is limited to applicants whose annual income does not exceed the HUD-established income limits. Applicants will be required to submit proof of income, a copy of a recent tax bill, proof of property insurance, and proof of identification.
You may be eligible for financial assistance if:
- You meet program income qualifications (under 65% of area median income)
- You have clear title to your home
- You have paid all property taxes and Town fines
- You have owned and lived in your home for at least the past 12 months
- This is your primary residence

If you meet program requirements, you may be eligible for a grant for home repairs up to $12,500. Have you received more than one grant for home repairs through this program? If so, all of the grants you have received must total less than $12,500 to receive more assistance.
Types of Repairs
Some of the repairs that can be made using financial assistance through the Housing Rehabilitation Program include:
- Repairs or upgrades to improve energy efficiency
- Emergency repairs, such as roof or furnace replacement
- Exterior repairs like new siding, new windows, and porch repairs
- Repairs to items that effect the homeowner's health and safety
- Repairs to make the home accessible for people with disabilities
- Repairs to help resident age in place
- Treatment of lead-based paint or asbestos hazards
Repairs that cannot be made include:
- Repairs related to fire/smoke damage
- Purchase of new appliances or tools
- New construction
- Luxury improvements
